Architectural Review Committee

ARC meetings are held on the first Monday of every month.

The Architectural Review Committee (ARC) is a crucial component of our HOA's responsibility for overseeing and enforcing architectural standards within a community.

Purpose and Function

Ensure compliance with the community's architectural guidelines and standards.

The ARC is composed of volunteer association members.

The specific composition and selection process for the ARC are outlined in the governing documents (C&Rs).

The ARC is responsible for:

Processing and evaluating Architectural Change applications from homeowners.
Enforcing architectural guidelines as outlined in the C&Rs.
Ensuring proposed additions and changes comply with safety standards and community aesthetics.
Providing timely responses to homeowner requests (usually within 45 days).
Maintaining accurate records of decisions and communications.

The ARC has the power to:

1. Approve or deny exterior modifications that could impact the overall look of the neighborhood.
2. Adopt new rules or refine existing architectural guidelines (in some cases)

Appeal proceedures are listed in the C&Rs.

By understanding the role and function of an Architectural Review Committee, homeowners and HOA board members can work together to maintain the community's standards while ensuring a fair and transparent process for property modifications.

Grounds Committee

The grounds committee focuses on the maintenance, improvement, and management of outdoor spaces within the community.

Key Responsibilities

The committee is responsible for ensuring that the common areas are well-maintained and safe for use. This includes regular inspections and upkeep of landscaping.

The grounds committee develops long-term plans for the enhancement of outdoor spaces. This involves creating a master site plan that outlines future landscaping projects.

They advise on budget allocations for grounds maintenance and improvement projects. This includes prioritizing needs and presenting them to the board for approval.

The Committee may engage community members by organizing volunteer opportunities for clean-ups or planting events, fostering a sense of ownership and involvement among residents.

They often serve as a resource for general repairs and may undertake projects themselves to save costs, rather than hiring external contractors whenever possible.

The Grounds committee consists of members with expertise in landscaping, construction, or maintenance. This diversity helps ensure that various aspects of property management are adequately addressed.

The grounds committee plays a vital role in maintaining the aesthetic and functional quality of outdoor spaces within the community, ensuring they meet the needs of residents while adhering to safety and budgetary constraints.
